Osborn Triangle/Eversource Case Study

BOSTON, MA – April 22, 2025

Eversource, New England’s largest energy delivery company, continues to promote and implement the Mass Save Commercial Incentive Program (Mass Save) to empower local businesses to achieve their ESG goals and reduce their carbon footprint. The program offers financial incentives and support for businesses seeking to reduce their energy consumption, lower operating costs, and reduce their environmental impact. 

In a recent partnership with Bulfinch, a Boston-based commercial real estate firm, Eversource implemented an Energy Efficiency Assessment to identify building upgrades that would lower emissions, reduce costs, and improve tenant satisfaction at Bulfinch’s Osborn Triangle property in Cambridge’s Kendall Square. Osborn Triangle is a hub for life science and innovation and is home to global life sciences leaders such as Pfizer, Novartis, and LabCentral. The campus is comprised of three buildings: 610 Main St., 1 Portland St. and 700 Main St. for a combined 677,000 square feet, alongside a parking garage.  

Driven by the results of the Eversource assessment, Bulfinch took significant strides across the Osborn Triangle campus to increase energy efficiency. Estimated energy savings include: 

  • ~1,500,000 kWh savings annually 
  • 110,000 therms savings annually 
  • 6,000 tons of CO2 reduced 

Through the Mass Save program, Osborn Triangle utilized $700K in incentives to make enhancements to LED lighting and HVAC systems and another $1M to install 83 electric vehicle charging stations for tenants. 

This case study demonstrates how the program works directly with companies to successfully achieve their ESG goals and align with Massachusetts’ climate initiatives. The program is available to a wide range of commercial and industrial customers and is part of Massachusetts’ broader efforts to promote sustainability and reduce energy consumption across the state.
