BOSTON, MA – November 27, 2024

Bulfinch’s Cambridge Discovery Park Receives the Boston Life Science Building of the Year Award

An affiliate of The Bulfinch Companies, Inc. (Bulfinch), a commercial real estate and investment firm, proudly announces that it has earned the Building Owners & Managers Association (BOMA) Boston’s 2024 TOBY and Industry Award for Boston Life Science Building of the Year, recognizing Cambridge Discovery Park Buildings 400-500.

BOMA Boston is a leader in commercial real estate, providing members with the resources to thrive in the ever-changing industry. The organization helps enhance the professionalism of commercial real estate ownership and management through effective leadership, education, networking and advocacy. Bulfinch was honored at the BOMA TOBY and Industry Awards Gala on November 14, an event celebrating excellence in property management, building operations, and service within the commercial real estate sector. Attendees from across the state gathered to recognize the industry’s top performers and celebrate the winners of the prestigious TOBY and Industry Awards.

Cambridge Discovery Park (CDP) is a 27-acre, premier life science, research, and office campus located in the heart of the Alewife Life Science Cluster in Cambridge, MA. As one of the largest campuses in the city, CDP offers a unique setting, blending cutting-edge facilities with the natural beauty of Alewife Brook Reservation, complete with walking trails and expansive green spaces.

Bulfinch acquired the park in 2000 and designed and developed a multi-phase master plan to re-envision the campus. For over two decades, Bulfinch has worked closely with the City of Cambridge and numerous other agencies to complete the permitting, design and construction, successfully transforming an outdated post-war campus into a state-of-the-art life science campus. The original park conditions consisted of 14 buildings and surface parking, which Bulfinch demolished for new construction, and portions of the park were restored to their natural vegetative state.

CDP’s award-winning Building 400-500 is a 286,000 SF, LEED Gold Certified, Class A lab building. The six-story building is designed for complete end-user flexibility with floor-to-ceiling windows and energy-efficient systems. Ground floor amenities include a state-of-the-art café and fitness center, complementing the existing park amenities, including the AC Marriott boutique hotel with a restaurant and bar, existing café and fitness, blue bikes, outdoor gathering space and walking trails. The development also includes a new garage adjacent to the building for 380 vehicles.

In partnership with the majority property owner, Healthpeak Properties, Inc. (NYSE: DOC), Bulfinch provides exemplary property management to deliver 24/7 building operations and superior tenant services.

“Bulfinch is extremely proud to receive this incredible honor from BOMA Boston for the Management of Cambridge Discovery Park Building 400-500,” said Robert Brierley, SVP, Director of Property Management at Bulfinch. “Bulfinch views our tenants as essential partners, a philosophy that significantly contributes to our high tenant retention rates. Our approach to property management is proactive and hands-on, with a strong focus on continuous maintenance to ensure that workspaces at CDP remain enjoyable and well-maintained.”

Bulfinch continues to lead the way in developing innovative and professional Property Management services that provide lasting tenant satisfaction, with CDP setting a new standard for life science campuses that advance health and wellness.
